A New Chapter for Logicor Piaseczno. The revitalisation of the logistics park has been completed.

October 26, 2026 | ALEKSANDRA DOJNIA

26th October 2026 – Logicor, a leading owner, manager and developer of logistics real estate in Europe, has completed the revitalisation of Logicor Piaseczno. As part of the project, a large, big-box warehouse has been transformed into a modern facility offering smaller, flexible warehouse units. This is Logicor’s first project of its kind in Poland, demonstrating how existing properties can be adapted to changing market needs while reducing the environmental impact of development.

The approximately 48,000 sqm B3 warehouse has been divided into units ranging from 1,700 to 5,700 sqm, responding to growing demand for smaller warehouse spaces across the Warsaw metropolitan area. The new layout opens up opportunities for businesses from a range of sectors, including e-commerce, distribution, services and light manufacturing, looking for flexible space close to Warsaw.

In the logistics real estate market, the ability to adapt existing properties to the evolving needs of tenants is becoming increasingly important. Logicor Piaseczno is a prime example of this approach. Through modernisation, we have created more flexible space that combines the advantages of an established location with solutions tailored to the demands of today’s businesses.

The project has also significantly upgraded the building’s technical specifications. The façade has been refurbished, thermal insulation improved and heat pumps installed in the office areas. Heating and air-conditioning systems have been modernised, with individual controls introduced for each unit. Smart Metering enables ongoing monitoring of utility consumption, while energy-efficient LED lighting with DALI controls supports further energy savings. The building has been prepared for BREEAM Excellent certification.

Modern logistics does not always require building from scratch. Revitalisation has allowed us to give an existing property a new lease of life while reducing resource consumption and environmental impact. Piaseczno demonstrates how we can combine business needs with a responsible approach to real estate development.

The surrounding outdoor areas have also been transformed, with new green relaxation zones, quiet spaces and an orchard with fruit trees. These improvements enhance not only the functionality of the property but also the everyday working environment for people based at the park.

Logicor Piaseczno is located just 15 km from Warsaw city centre and 7 km from Chopin Airport. Its proximity to public transport and developing road infrastructure, including planned improvements to access to the S7 expressway, further strengthens its appeal to businesses serving the Warsaw market.

The completed project demonstrates how existing logistics properties can successfully respond to changing market requirements. Rather than making way for new developments, they can be given a new lease of life – becoming more flexible, efficient and environmentally responsible.
