Role Overview

The Analyst will be responsible for supporting the Swedish team with their daily activities such as leasing, budgeting, valuations, new development analysis, transactions and reporting.

The role is focused on a variety of analytical duties associated with operating a growing portfolio of logistics properties. The duties include preparing leasing proposals, maintaining files on existing properties and leases, analysing local market dynamics and property performance, contributing to arrears management, reviewing future cash flow models, preparing financial and operational reports and internal approval documents, and participating in the group’s yearly budgeting and quarterly re-forecasting processes.

The successful candidate will report directly to the Director based in Stockholm.

Main Responsibilities

  • Analyse new development opportunities and prepare investment documentation together with the London-based Transactions team
  • Assist in transactions processes/land acquisition and modelling various business scenarios and options
  • Support Asset Management in leasing activities for the existing portfolio by analysing the market, preparing lease proposals and support in negotiations and deliveries
  • Project manage the quarterly asset valuations
  • Analyse the key markets in Sweden on their performance such as vacancy, take-up, development activity and rental price development and collect lease and capital market references in the relevant logistic hotspots
  • Ensure that property files on the SharePoint sites are up to date and all relevant dates are accurately represented
  • Analyse property performance by identifying and highlighting key operating trends such as income and cost development of actuals compared to budget, and forecast and prepare financial operating results commentary for senior management
  • Support Asset Management on setting up and conducting Asset Strategies
  • Review and audit cash flow projections in connection with the operational portfolio and prospective developments and acquisitions, including generating a separate cash flow forecast to represent base case underwriting
  • Prepare regular reporting including operation metrics, variance reporting, cash forecasting, arrears, capital management, and lease pipeline review
  • Participate in the annual budget and quarterly re-forecasting processes that involve planning, supporting budgeting and forecasting tools, determining financial goals and related guidance and reporting on results to the Asset Management and senior management teams
  • Support Asset Management and Transactions teams with setting up virtual data rooms and keeping them up to date
  • Maintaining and keeping CRM tools up to date in regard of correct data
  • Perform special ad hoc projects and analyses as assigned

Skills, Knowledge, and Experience

  • Minimum 2-4 years work experience in the commercial real estate field
  • Masters degree in engineering, business, finance, real estate, or commercial development preferred
  • Commercial skillset of understanding drivers for growth and profitability of real estate investments incl IRR calculation
  • Exceptional analytical skills with a deep knowledge and mastery of Excel (VBA, DCF, Macros) & PowerPoint
  • Has previously worked in a fast-paced commercial environment
  • Keen focus on details
  • Excellent oral and written communication skills since interaction with personnel at all levels will be required
  • Perfect bilingual Swedish – English, another language desirable
  • A strong work ethic, the strength to thrive in a dynamic and demanding work environment, and an ability to meet critical deadlines
  • Interest for digitalisation, process improvements and AI development desirable
