20 October, 2026: Logicor, owner, manager and developer of European logistics real estate, has completed the first phase of Logicor Park 08, a brand new, state-of-the-art flagship logistics facility in Nykvarn,Sweden. The modern logistics site has been developed to meet the growing demand for sustainable, efficient and strategically located logistics properties in Sweden. The project also marks an important step in Nykvarn’s ambition to reinforce Stockholm Syd as an attractive destination for logistics-intensive operations and an important contribution to the long-term growth of the region.
Strategically located, Logicor Park 08 forms part of Stockholm Syd, a new logistics area of approximately 1,000 hectares spanning the Södertälje and Nykvarn municipalities, with the ambition of becoming one of Sweden´s largest logistics and business hubs. The facility offers direct access to main roads E20 and E4, with Södertälje Port 10 minutes away, central Stockholm reachable in approximately30 minutes and strong connections to the rest of Sweden and Europe.
The completed first phase comprises approximately 40,000 square metres of leasable area that is now ready for occupancy. A further approximately 23,000 square metres is available as a build-to-suit solution that will be tailored to a tenant's specific requirements in a standalone building. Once fully built out, Logicor Park 08 will comprise approximately 63,000 square metres in total.
The project has a strong sustainability profile with the ambition to achieve a BREEAM Outstanding certification. Biodiversity has been incorporated through an insect hotel, meadows, green areas and planting schemes. The building is fitted with energy-efficient installations, rooftop solar panels, EV charging stations and is prepared for future truck-charging infrastructure.
With 2 MW of secured power capacity Logicor Park 08 can enable tenants with advanced automation and high-throughput operations. Flexible unit sizes and a modern logistics design allow the facility to be adapted to a range of tenant needs.
