Functional to last mile distribution to the Greater Bologna Area, the development project involves the construction of three warehouses located only 7 km from the airport and 13 km from the city centre. The site enjoys excellent connection to A1 (Autostrada del Sole) and A13 (Bologna-Padova) motorways through the Borgo Panigale exit on the A14, which is only 5 km from the warehouses.
The proximity to the Italian motorway network makes these facilities ideal for regional and national goods distribution too.
A sustainable development
This requalification project involves the demolition of the old building and the construction of three new and highly performing warehouses, each of 9,410 sqm on a fenced 30,000 sqm land plot.
Each warehouse will be equipped with the latest in plants and systems, a high of 12.5 m, a total of 8,910 sqm of warehouse space and 500 sqm office space. A customizable flexible internal layout will certainly meet the future tenant’s specific needs as well as a double front-loading bays both for trucks and vans.
General Features of the New Developments
The warehouse will feature a custom-built flexible internal layout including:
- LED lighting with an automated remote monitoring system and presence detectors
- BMS - Building Management System - including leak detectors and energy consumption control measure systems
- Photovoltaic system with direct consumption of energy produced
- Energy modelling designed building envelope made from low thermal conductivity materials
- Electrical car charging stations
- Landscape irrigating system supplied by rainwater
- A project that has been landscaped to blended into the surrounding environmet
