Logicor's UK growth continues with planning consent for West Midlands Mid Box development

Monday 17 August 2026 – Logicor has secured detailed planning consent for Spring 89, a 89,052 sq ft logistics and manufacturing development in Smethwick, West Midlands. Work has begun on site.

Logicor Spring 89 marks Logicor's first mid box development of this size, meeting the increasing occupier demand for this category of warehouse in the Midlands, notorious for industrial and manufacturing.

This milestone for Logicor Spring 89 follows a run of recent UK development activity for Logicor, including planning consent for Logicor Park Bardon, a 557,000 sq ft scheme in Leicestershire, and the record leasing of Logicor Park Daventry, a 800,000 sq ft scheme to Farmfoods on a 25-year lease.

Owing to its strategic location, with direct access to the M5 and M6 motorways, Logicor Spring 89 is targeting logistics, distribution and manufacturing occupiers. The site offers 1,250kVA of power capacity and is designed for energy-intensive distribution and manufacturing occupiers.

Due to be delivered in 2027, the development targets the highest sustainability levels - EPC A+ and BREEAM Outstanding, which includes planting 34 new trees, 216m of hedgerows and 28% Biodiversity Net Gain, supporting both the natural environment and the wellbeing of those who will work at Logicor Spring 89.

Alongside this, it offers 12.5-metre clear eaves height, 50kN floor loading, a 50-metre yard depth, two level access doors, nine dock doors and covered cycle storage.

Historically, Spring Road has been a key employment hub within the region and once delivered, Logicor Spring 89 is expected to deliver up to 123 jobs, maintaining the essence of job creation in the local community.
