21 October, 2026 - Logicor has started the redevelopment of a 66,000 m² brownfield site in Póvoa de Santa Iria, into 34,000 m² of prime Grade-A logistics space, reinforcing its long-term commitment to the Greater Lisbon market and to responsible urban regeneration.
The site currently comprises two ageing industrial buildings totalling 35,000 m² GLA, whose existing structures have reached the end of their functional life.
Rather than preserving an asset that no longer meets the demands of modern logistics operations, Logicor has chosen to unlock the full potential of this strategically located landholding through comprehensive redevelopment.
The completed scheme will deliver 34,000 m² GLA, comprising 30,500 m² of warehouse space and approximately 3,000 m² of offices, developed in full alignment with Logicor's technical and ESG standards.
The facility is targeting BREEAM Excellent certification, a mark of the highest standards in sustainable building design, energy performance and environmental stewardship.
Operationally, the new asset will offer the specification that today's logistics occupiers demand: efficient clear heights, optimised loading configurations, LED lighting, sprinkler systems and infrastructure ready for the energy transition.

This development is as much about responsible land management as it is about delivering new logistics capacity. The existing buildings have reached functional obsolescence and replacing them with best-in-class infrastructure is both the logical and responsible course of action. Through this project, we are converting a legacy liability into a sustainable, long-term asset - one that will deliver enduring value for our business, our future customers, and the local community.

Location as a competitive advantage.

Póvoa de Santa Iria sits at the heart of the Greater Lisbon logistics corridor, offering direct connectivity to Portugal's primary road network, including the A1 and IC2, and unrivalled proximity to the region's major urban consumption centres. For occupiers in e-commerce, retail distribution, express parcels or third-party logistics, this translates into measurably shorter transit times, lower last-mile costs and greater supply chain resilience.
