19 March 2026 - Logicor hosted the official opening of its latest logistics asset: Canelas Park, located in Vila Nova de Gaia (Portugal).
The event, which celebrated the completion of this state-of-the-art logistics building, was attended by the Mayor of Vila Nova de Gaia, Luís Filipe Menezes, highlighting the importance of the project for the region's logistical and economic development.
Demonstrating the high demand for quality logistics space in the region, one of the four sections of the Park has already been leased before completion to an international company specialising in automotive glass services. The other three modern units are now available for occupancy.

In the Porto logistics belt, momentum is strong—and occupiers are raising the bar on performance, efficiency and ESG. Canelas Park is designed to help operators start quickly and scale with confidence, with efficient layouts, flexible unit sizes and sustainability features that increasingly support procurement decisions. With three units available today, companies can secure a modern base for lastmile and regional distribution across Northern Portugal—ready to perform from day one.

At Logicor, we believe high-quality logistics space should create value well beyond the warehouse walls. As Canelas Park attracts new occupiers, it will support the local economy in Vila Nova de Gaia—through new demand for local suppliers and services, and stronger links with regional businesses across the wider Porto industrial ecosystem.

André Machado

Senior Director – Head of Logicor Portugal

The inauguration of this warehouse is yet another clear sign of confidence in our municipality, reinforcing its attractiveness for business investment and consolidating our strategy of sustained growth, based on better infrastructure, greater competitiveness, and the creation of value for the local economy.

Luís Filipe Menezes

Mayor of Vila Nova de Gaia

Location, accessibility and sustainability features
The new Canelas Park has a total construction area of over 20,000 m², divided into four modern units. The three units that are available offer a Gross Leasable Area (GLA) of minimum 5,200 m² each, designed to adapt flexibly to single tenant (single lease) or multiple occupant (multi-lease) operations. In addition to the vast warehouse area, each unit has modern office spaces distributed across the 1st and 2nd floors.
Strategically located just 12 km south of Porto city centre, the asset ensures fast and efficient distribution to the north and centre of the country, benefiting from direct access to the region's main motorways: A29 (Aveiro–Porto), A1 (Lisbon–Porto), A20 (Gaia–Porto) and A32 (Gaia–Oliveira de Azeméis).
In line with Logicor's ESG goals and current market demands, Canelas Park was developed with a strong focus on sustainability and will be certified BREEAM Excellent The project includes a 138-kW rooftop photovoltaic plant, whose estimated annual production of 194 MWh will enable tenants to significantly reduce their carbon footprint and energy costs.
The inauguration thus formalised the delivery of a turnkey project, representing an immediate opportunity for companies looking to expand their operations.
