Pomezia logistics district expands: work commences on new Hub for Sda Express Courier

October 26, 2026 |

27 October 2026: Logicor, a leading owner, manager, and developer of European logistics real estate, has officially commenced construction of a new logistics hub in Via Brasile, Pomezia (Rome), within Lazio’s industrial district, for SDA Express Courier, the logistics and distribution company of the Poste Italiane Group.

The built-to-suit development, scheduled for completion in Q1 2027, will be delivered on a 19,307 sq m site and will comprise a Grade A cross-dock courier facility of approximately 7,101 sq m, targeting BREEAM Excellent certification. Designed to support parcel sorting and last-mile distribution operations, the building will feature 90 van loading bays, six HGV loading docks, and 10 electric vehicle charging stations.

The site is strategically positioned within one of Central Italy’s most important third-party logistics and last-mile distribution corridors, located 35 km from Fiumicino Airport, 6 km from the SS148 Pontina highway, and 14 km from Rome’s Grande Raccordo Anulare (GRA). Along the same logistics corridor, Logicor is also completing two additional developments in Pomezia: Via della Solfarata (more than 37,000 sq m, brownfield redevelopment, 3.5 MW photovoltaic installation, targeting BREEAM Excellent certification) and Via Ponselè (20,000 sq m, also a brownfield regeneration project).

Pomezia continues to prove itself as a key location for Logicor’s growth strategy in Italy. Lazio is at the heart of our expansion plans in the country and a market in which we have strong confidence. For SDA, we have designed a tailored cross-dock facility with the objective of building a strong and long-lasting partnership.

Managing Director, Head of Italy Logicor

Every built-to-suit development begins with a detailed assessment of the customer’s operational requirements. In Pomezia, we have designed a highly flexible facility that is already prepared for future automation upgrades, with integrated photovoltaic systems and electric vehicle charging infrastructure included from the earliest design stages, in line with our goal of achieving BREEAM Excellent certification.

Logicor is also preparing to launch two further developments in Pomezia: a 24,500 sq m facility in the Naro area and a 14,200 sq m development in Campobello.
These projects form part of Logicor’s broader expansion strategy in Italy. The company currently manages a portfolio of more than 2.1 million sq m across Lombardy, Veneto, Emilia-Romagna, Lazio and Tuscany, supported by a 2026 development pipeline of approximately 150,000 sq m across the latter two regions.

Logicor would also like to thank the partners who have contributed to the launch of the project: The Blossom Avenue for technical advisory services, E2K as general contractor, together with Dafra and Futura Investimenti.
