Paris, 20 October 2026 - Logicor, the European owner, manager and developer of logistics real estate, has launched, on a speculative basis, the construction of a new light industrial building in Coignières (78310). The building will be located within the Parc des Marais, a hub where Logicor owns a dozen buildings totalling more than 35,000 sq m. Delivery of the building is scheduled for the second quarter of 2027.
Situated 35 km west of Paris and 8 km from Trappes, close to the N10 and Coignières station, which offers a direct link to Gare Montparnasse, Coignières 22 will strengthen Logicor’s property offering within the Parc d’Activités des Marais. Located at 22 rue des Osiers, the future building will offer 5,746 sqm of light industrial space comprising four units, each with both ground-level and dock access.
With a clear height of 8 metres under beam, and a floor slab rated for a load of
5 t/sqm, the building will be fitted with LED lighting with presence detectors and dimming. The light industrial areas will have a reversible frost-protection heating system, while the air-conditioned offices will be heated by VRV heat pumps. For operations, the building will have a building management system (BMS).
The building has also been designed with environmental performance in mind. The building will thus feature a green roof covering more than 50% of its surface and will comply with the French RE2020 environmental regulation. Building on these strengths, Logicor is targeting BREEAM INC V6 certification at Excellent level, as well as the labels BiodiverCity and BBCA (for the offices).
The future building will have 52 car parking spaces (including two accessible spaces), as well as four double electric vehicle charging points.
