Logicor, a leading owner, manager, and developer of logistics real estate in Europe, has acquired a forward funded speculative development from Scannell Properties for an undisclosed sum.

The development will be a c.10,000 sqm, Grade A modern warehouse that will further increase Logicor’s presence in France and will add to the c.4 million sqm currently in the portfolio. It is scheduled for delivery in late 2024.

Located on the Rue de la papeterie in Conflans-Saint-Honorine, the development is alongside Francilienne (N184) and close to the A15 motorway, making it an ideal location for customers requiring access to the key motorway networks of Paris and beyond.

Additionally, it is within walking distance of two stations with connections to the RER A and Transilien networks.

On a 2.5 ha land plot with over 5,500 sqm of green spaces, the development designed by Atelier M3 will comprise 8,283 sqm of storage and activity space, plus 1,715 sqm of mezzanine offices and social premises. The site can be configured to accommodate up to three customers, and will feature seven truck waiting areas and 120 parking spaces.

The development will target BREEAM Very Good and is ICPE 1510-registered. It will include a photovoltaic power plant on the roof, LED lighting, planting of over 40 trees, infiltration basins to manage rainwater with depollution system, 3 EV terminals and 17 EV-ready parking spaces.

Logicor carried out this acquisition with the advice of Monassier & Associés notaries, BG2V law firm, and IREO as technical advisor.
