Madrid, June 11, 2026. Logicor, announces the successful delivery of its 37,000 sqm fully refurbished Miralcampo logistics platform to a leading global logistics operator in Europe.
Located in the municipality of Azuqueca de Henares, Guadalajara, it sits in the heart of the Corredor del Henares, one of the most dynamic and important logistics hubs in central Spain.

This asset, with a Gross Leasable Area (GLA) of approximately 37,000 sqm, represents one of Logicor's most significant commercial successes of the past year. The lease is notable as one of three new leases over 30,000 sqm secured by Logicor and one of only 10 such deals finalized across Spain’s central region last year.
As part of Logicor’s strategy to revitalize existing assets, this ambitious repositioning project was designed to unlock the platform's full potential, increase its market value and address current sustainability demands. 


The comprehensive refurbishment features significant energy efficiency improvements with the installation of a new insulating roof, upgraded façades, and LED lighting throughout. In parallel, the asset benefits from a full upgrade of fire protection and low voltage installations, as well as the refurbishment of office areas, now reconfigured into modern open plan spaces with new flooring and HVAC systems.


Further enhancements include the treatment of the warehouse slab with lithium silicate to improve durability, alongside the complete renewal of exterior pavements, providing the facility with a highly modern, efficient, and functional aesthetic.
As a result of this extensive sustainable transformation, Miralcampo has become the first Logicor asset in Spain to obtain BREEAM Excellent certification.


 

The delivery of the fully refurbished Miralcampo platform reflects our strategy of unlocking value from existing assets while responding to our customers’ evolving needs. By repositioning this site, we have provided Tw Logistics with a modern, high-performance facility that enables the company to significantly scale up its operations, replacing its former warehouse with a more strategic facility.

This achievement aligns with the company's broader corporate momentum. At a global level, Logicor closed 2025 with strong financial and operating results, recording a 3.7% like-for-like rental income growth, achieving excellent re-leasing spreads of 25% and maintaining a strong customer retention rate of 72%. The year was also marked by a strategic focus on portfolio renewal, with €704 million in asset disposals that were actively reinvested into €304 million of higher-yielding development opportunities.
